FAQ - Do I need a Permit...?

Permits are required for New Construction, Additions, Remodels with/without structural change and Electric/Plumbing/Mechanical,  and Accessory Structures.
The issuance of a permit may take up to 30 days depending on the type of permit being requested, but typically no more than 10 business days.

Permits are required for work performed by state licensed Electricians, Plumbers, and HVAC/Mechanical Tradesman.
Home projects requiring a permit by a licensed tradesman (not all inclusive):
- Solar Panels
- Water Heaters/Water Softeners
- Whole House Generators
- Repairs, replacement or upgrades to:
   Sewer or Gas lines
   Electrical (breaker box/panel, etc.)
   HVAC systems (replacing inside or outside units, etc.)

An Accessory Structure is a subordinate structure on the same property as the principal structure, which is devoted to a use incidental to the principal use of the property.
All concrete slabs and foundations located within 19 feet of the side or rear property line (10' side/rear setbacks per ordinance) will require proof of location by submission of a form survey and passing inspection, prior to pouring cement.
Accessory structures include, but are not limited to: 
- detached garages, storage sheds, barns, greenhouses, portable structures
- carports and RV covers,
- gazebos, patios, covered entryways, playhouses;
- fences, decks; 
- swimming pool (both above and below ground), hot tub/spa; 
- yard irrigation; 
- second driveway/approach, concrete parking pads, retaining walls

Other projects requiring permits:
Replacing House Windows
Home Foundation leveling
Re-roof involving 50% or more of the roof area

Regulated by City Ordinance:
 - Driveways and Culverts 
 - Swimming Pools/Spas 
 - Fences 
 - Private Waterfront Structures 
 - Home Alarm Systems
 - Non-Motorized Boats used on Pine and Shrek Ponds
 - Solicitation
 - Permits for Through Trucking
 - Signs

* No permit necessary for painting, repair/replacing less than 50% of roof or fence with like material, drywall, cabinets not involving sinks/plumbing, or flooring.
